New home delivery


New real estate delivery information with Nexity, property developer

Delivery of your new home: thanks to Nexity, you can move in with a minimum of worry!


Throughout the construction phase of the property development, Nexity will oversee the quality of the work and finishing touches so that your new home will be delivered in keeping with your expectations! As a starter, Nexity, in its capacity as Project Owner, ensures with the project manager that all work has been completed in conformity with good trade practices. You can thus get ready to move with a minimum of worry.

From a practical point of view, delivery is the act by which the owner takes possession of his new flat or house and determines that the visible work has been satisfactorily completed.

From a legal point of view, delivery makes transfer of custody of the real property to the owner official so that the owner then becomes responsible for this property. Consequently, it is necessary that you take out a homeowner's full comprehensive insurance policy for your new flat or your new house beforehand and ensure that it remains in force.

From a financial point of view, delivery of the property development marks payment of the balance of the price of your new home, i.e., the 5% to 10% outstanding, which you pay by certified bank cheque.

Delivery procedure


Delivery of your new flat or new house must take place in your presence or in the presence of an authorised agent appointed by you with whom you have provided with a signed power of attorney and of a representative from Nexity. It is based on an in-depth visit of your new home and includes remittance of all your keys (flat or house, garage, cellar, etc.). An adversarial inventory will be signed by all parties present, who will keep a signed copy thereof. If, during this visit, you observe any possible defects in the finishing touches (conspicuous defects) in your flat or house, they are recorded in the delivery report. The contractors concerned will then be required to correct these reservations as quickly as possible. In application of the legislation in force, you have one month as from the day of delivery to inform Nexity (by recorded delivery letter) of any additional reservations you might have. Lifting of these reservations will result in the drawing up of a certificate by the contractor concerned that it will submit for your signature (known as a Discharge).

A bit of advice


  • When visiting your new flat, pay particular attention to fittings such as washbasins, bathtubs, furniture, sinks, tiles, carpets, painting, wallpaper, etc. Nexity's liability cannot be engaged if damage or conspicuous defects are declared after the delivery report (it is presumed that this damage could have been caused at the time of moving in or due to misuse).

  • On the day your new home is delivered, also be sure to take your homeowner's full comprehensive insurance certificate taken out with your insurance company beforehand.

  • In the case of sale of a completed property, the keys are remitted at the time of signature at the notary's; in this case, there is no adversarial inventory.


Delivery of your new home


You take possession of your flat or house on signing the notarised deed, at which time the keys are remitted to you. The warranty on conspicuous defects does not apply in the case of ‘sale in current state'. Nevertheless, three other warranties (completion bond, warranty on smooth operation and decennial warranty) are vested for the time remaining to since the date of acceptance of work signed between the project owner and the contractors. Acceptance of work between the project owner and the contractor is the act by which the project owner declares that it accepts the structure with or without reservations. It is the departure point of the legal warranties.

Assistance upstream of delivery of your new home


In the interest of collaboration and as a matter of efficiency, Nexity, as from the time your new flat or new house is delivered, will maintain steady relations with the Building Council you appoint to work with the Condominium Management Agency. On the day of delivery, you will be given the property tax form. You will need this form to file your declaration with the Treasury within ninety days following completion of work on the property development.
